Are the properties furnished?
We offer many individual rental housing properties, specifically tailored to students, fully furnished at no additional cost, including beds, desks, couches, and dining furniture. You'll have everything you need to move in and start living comfortably right away.
How far are the properties from Lehigh University?
All of our student housing properties are located in Bethlehem, PA within walking distance of Lehigh University's main campus. We choose locations that are safe, convenient, and ideal for students who want to live close to class, coffee shops, and campus events.
Who can live in Hawktown Student Housing?
Our rentals are designed specifically for Lehigh University students, including undergrads and grad students. All residents must be 18 or older and enrolled in an academic program.
Are these properties affiliated with Lehigh University?
No. Hawktown Student Housing Lehigh is a private, locally owned housing provider and not affiliated with the university. However, we cater exclusively to Lehigh students and understand your needs better than corporate landlords.
How do I request maintenance?
Please contact us if you have a maintenance emergency.
For routine issues please fill out a maintenance request form or call us. Please fill in all areas on the form just in case our maintenance staff needs to contact you. We try to resolve all maintenance problems within 48 hours. During turnover please be patient with non-emergency requests. We are usually very busy at this time and it may take us longer than usual to address your issue.
Is cleaning included?
It’s easy for a rental to get out of control because of lack of cleaning and it causes issues between roommate tenants. It’s inexpensive for you to have a cleaning company come through from time to time, especially if you are dividing it by the number of roommates in the house. Contact us and we’ll get you in touch with our cleaner.
When can I move in?
Move-in typically begins on June 1st unless otherwise stated. Your lease will specify exact details, and we’ll send pre-move instructions in advance.
What if I get locked out?
- During business hours (M–F, 9:30–6:00 PM): $25 lockout fee
- After hours: $50 lockout fee
Please keep track of your keys—after-hours lockouts may require a wait, as our maintenance team is local and family-based. In some cases, it may be more cost-effective to wait for a roommate.
Can I hang decorations or pictures on the walls?
The best way to prevent wall damage is to simply not hang anything. Command strips cause the most damage if they are not removed properly, tape can leave sticky residue, and nails and tacks create holes that need filling. If you do choose hang items on your wall we recommend using Mavalus Tape as it is the least likely to cause wall damage.
How much is the security deposit?
The standard deposit is typically one month’s rent but may vary by property. Check your lease or listing details for specifics.
Will I get my security deposit back?
The deposit will be returned if the apartment is left in move-in condition, like it was when you moved in. If there is any damage, rent due, or items we have to dispose of, then there will be a deduction from the deposit to cover these expenses.
When is rent due each month?
Rent is due on the 1st of each month. Late fees may apply after a grace period as outlined in your lease agreement.
How can I pay rent?

Is parking available?
Yes, many of our properties include off-street parking (some with space for up to four cars). Check individual listings for parking details.
Are pets allowed?
Some of our Lehigh student rentals are pet-friendly! Please inquire about specific properties before signing a lease. A pet deposit or monthly fee may apply.
What is the lease term?
The typical lease term is approximately from August 1 - July 1, which coincides with the university's academic calendar. The resident is charged a total rent amount for the contracted occupancy period.
How is each unit rented out?
Properties are rented by the entire house or as an apartment to one individual or to a group of individuals based on the number of occupants.
How do I schedule a tour?
Just contact us here or call our leasing office at (610) 504-2633 to schedule a private tour. We offer in-person and virtual showings to make things easy.
What do I need to bring when I move in?
Most of our rentals are fully furnished, but you’ll want to bring personal items like bedding, kitchenware, toiletries, and décor. Contact us with any questions.
Do I need renters insurance?
Yes, we strongly recommend (and sometimes require) renters insurance. It protects your personal belongings and provides liability coverage in case of damage or accidents.
Can my parents co-sign my lease?
Yes, we welcome guarantors for student tenants. A parent or guardian co-signer is often required if a student has limited rental or income history.
Can I choose my own roommates?
Yes. Hawktown Student Housing leases properties as full units, so you’ll sign with your roommates as a group. We do not assign or match tenants.
What if one of my roommates moves out early?
All tenants on the lease are jointly responsible for the rent. If someone leaves early, the remaining tenants are still responsible for the full amount.

What happens if I pay rent late?

Can I renew my lease for another year?
